Phase I Environmental Site Assessments
Virtually all real estate transactions leave both the seller and the buyer subject to cleaning up a contaminated site. A Phase 1 ESA is an important tool in establishing the “innocent landowner defense.” Our Phase 1 ESA’s include:
Review of Federal, State, & Local Government records concerning contaminants on or near the study area
Historical Review
Visual inspections of the study area and adjoining property
Review of Chain of Title & Aerial Photography
Interview with available on site personnel
